The main difference between excavating and waterproofing the outside of a basement wall vs Installing a basement interior drain system is that the former actually stops water from penetrating the foundation whereas the latter only controls the water after it has penetrated a foundation.
There are multiple steps in re-waterproofing a house. First of all, the work area must be clean. porches, bushes, parking pads, ect must be removed and replaced after the work is done. After the envelope of the house is clean, the wall needs to be excavated down to the footer, power washed, cleaned, and parged with rapid set mortar mix so we can apply our Tuff-n-Dry waterproofing system. This system includes an asphalt emulsion spray and a fiber glass insulation board. This system stops water from intruding into a foundation but that water still has to go somewhere, so a foundation drain needs to be installed and daylighted away from the house with proper piping and fall. Waterproofing is only as good as its drainage! Finally the wall is backfilled and the landscaping is restored.
A french drain is a perforated pipe in a 12″x12″ trench surrounded by filter fabric and cleaned stone. A french drain helps drain wet areas in the yard. A french drain does not stop large amounts of surface water from flowing down a hill or causing erosion. A french drain helps drain a larger area but at a slower pace.
A box drain is a square box dug into the ground with an open, grated top, and a pipe leaving the box to send the water downhill. NDS box drains range in size from 9″x9″ to 24″x24″. A box drain will help move a larger amount of water from a smaller area.
ACU drains are molded out of concrete with metal grate inlets on top. Also, an ACU drain’s channel is much deeper and can therefore move much more water. They are also built to commercial construction standards so they are far less likely to break or clog over time.
In the world of crawl spaces, the work vapor barrier comes up regularly and its purpose is often mistaken. A vapor barrier is not waterproofing. Instead, it is a piece of plastic taped or spiked to ground in the crawlspace to keep residual moisture in the soil from evaporating into the crawlspace and floor joists. If water, either through condensation or water penetration materializes on top of the plastic, the vapor barrier will not function properly.

Unfortunately sealing a crawl space is much different than waterproofing it. Sealing it involves insulating the inside walls and taping up thick plastic to keep the microbes and air sealed under the plastic and from coming through the crawlspace into your house. If there is water penetrating through the foundation, sealing it will just cover the problem up. Eventually, if there is enough water coming through the foundation, your sealed crawl space will become like a waterbed, with the water trapped underneath the plastic reaping havoc. It becomes much more expensive to mitigate the water issue after a sealed crawlspace is completed.
Please have a waterproofing company look at your crawlspace before you seal it. It could save you lots of money in the future!
A sump pump without a drain system will only drain water that reaches the pump location. If there is standing water in another location in the crawlspace than one pump will not help. Also, people generally install the pump where they see standing water and not necessarily where the water penetration is happening.
A crawlspace interior drain system is basically a french drain that goes around the inside perimeter of a crawl space and captures the water as soon as it penetrates the wall. aften we will use a sump pump to pump the drain system outside.
